Complex AGM matter — needs meeting (Cat 2)
Dear Redcap Strata Team, I would be grateful if we could meet with one of your team early next week to understand whether you can help us with advice on a body corporate matter relating to a unit my husband and I own in Burleigh. It's a bit too complex to give a short version, but essentially there is one piece of advice needed quite quickly on something that happened at an AGM last week and then a more complex background we would like your help with over a longer time frame. Our diary is scattered with various commitments next week but I'm hoping we will be able to find a compatible opportunity. 4-lot complex — retaining walls + sinking fund (Cat 2)
I am writing this to you on behalf of the Chairman of our 4-lot complex, who is ravaged with anxiety and stress. He is 78 and has extensive experience in state government. Not being able to get information on processes is at the core of the frustration together with trying to bring everyone onto the same page. We have a significant maintenance project encompassing boundary retaining walls and fencing on 3 sides which needs attention. No advice from our Body Corporate Manager has left us flailing around trying to find out what and how to move forward. I might be wrong but I believe as a lot owner who is governed by a Body Corporate Act and have a contract with a Body Corporate Manager, we should be able to be informed on the process of how to move this project further. Their response is consistently, "it will cost you", and left in the dark. We are a capable group. As a result after months of getting quotes and working with adjoining properties, our committee is exhausted and very stressed. Currently we have accepted a contract for works. Since then Chairman has discovered that a Building Application and Certification is required because of the combined height of retaining wall and fence. Our Sinking Fund is barely able to fund the works prior to the addition of certification. I don't know if this is your speciality or perhaps you can direct to someone else but we are not flush with money. I would be enormously grateful if you can help in some way.

Apartment construction next door — referral request (test case)
Hello, we have an apartment construction next door to our flats, commencing in July. I'm an owner of a flat in complex, and I haven't heard anything from the Body Corporate except a request for a Property Condition Survey. I feel the owners need to get together with the Body Corporate to discuss and understand the legal, practical and commercial obligations of the development/build. Can you recommend any Strata Lawyers on the southern Gold Coast who could help? Many thanks.

Burst pipe — $250k insurance excess query (Cat 2)
I recently had a burst water pipe which caused damage to another unit and also my own. Luckily, the total cost was $2000 in total. I wrote to Strata Manager asking how I could reduce my exposure going forward of which she advised the excess for this building is $250,000. This seems excessively high that all that all owners are exposed to such an amount. Is it possible that you guys could represent me in seeking clarification on this and whether this seems fair

Airbnb breach notice (Cat 3 → legal_advice)
I recently received a breach notice about renting my apartment out on air bnb. I was actually unaware that this was an issue with my strata. I then applied officially to be able to rent my apartment out via air bnb while I am away for work. I am the resident / owner and only rent my place out as a way of supplementing my income as an artist when I have to travel for work. I have not received an offical answer but they have since sent out emails stating that they will not allow anyone to air bnb. It is my understanding that they cannot actually stop me from doing this especially as I am not permanently letting my place out via short term rental platforms. But I feel like I need offical advice before I respond to them. If this is something you can advice on I would love to chat more and find out your fees etc for doing so.
